| Road |
The road within the plat has been constructed in
accordance to a Road Profile prepared by Bogart, Peterson and
Associates, Inc. engineering firm and approved by the Cook County
Engineer. The cost of maintenance, repair and upgrade of the
road shall be borne by the Lutsen Log Lodges Homeowners Association
and shall be included in Common Property maintenance assessments
as provided in Article V of the Declaration of Covenants, Conditions

Lutsen Log Lodges is a Planned Unit Development
(PUD) designed according to the criteria of the Cook County consolidated
Zoning and Shoreland Management Ordinance. |
| Camping |
Travel trailer permits must be obtained from Cook
County Planning & Zoning. Permits have a two-year limit,
thereafter a conditional use permit may be obtained from Cook

Building
Permits |
Building permits are required and may be obtained
by contacting Cook County Land Use Department at (218) 387-3000. |
Septic
System |
Lots within Lutsen Log Lodges will be serviced
by a combination of community and individual septic systems.
Primary and alternate sites have been identified and set aside
by a licensed septic system designer. The cost, maintenance and
replacement of the septic system(s) shall be borne by the Lutsen
Log Lodges Homeowners Association and such charges shall be included
in the Common Property maintenance assessment levied pursuant
to Article V of the Covenants, Conditions and Restrictions. The
Association shall be responsible for the permanent preservation
and protection from degradation, all primary and alternate septic
sites. |
Well
Information |
Lots within Lutsen Log Lodges will be serviced
by community wells. The cost, maintenance and replacement of
the wells shall be borne by the Lutsen log Lodges Homeowners
Association and such charges shall be included in the Common
Property maintenance assessment levied pursuant to Article V
of the Declaration of Covenants, Conditions and Restrictions. |

Qwest (US West) provides telephone service in this area. It will

Taxes |
Each tract is subject to the annual real estate
taxes as levied by Cook County and by Lutsen Township. Such taxes
are currently levied as follows:
Taxable Market Value (TMV) x class rate = tax capacity x tax
capacity rate = property tax.
Such taxes were levied for 2000 payable in 2001 as follows:

homestead taxes are levied at a rate of 1% up to $76,000 EMVand
1.65% of the amount in excess of $76,000
season non-homestead (recreational) taxes are levied at 1.2%
up to $76,000 and 1.65% of the amount in excess of $76,000
example: seasonal, non-homestead property valued at $249,000
$76,000 x 1.2%(class rate) = $912 (partial tax capacity)
$173,000 (amt over $76,000) x 1.65%(class rate) = $2854.50
$912.00 + $2854.50 = $3,766.50 x 86.031%(tax capacity rate) =$3240.36
