| Introduction The subject property, originally know as the Minnesota Home School for Girls - Sauk Centre, dates back to 1911. The total land area is approximately 244.8 acres with a cluster of 25 buildings situated in the center of the site. The total building area is estimated to be 176,219 square feet. The architectural classification of the overall subject property is referred to as Neo-Classical Revival and Georgian Revival. The facility most recently served as a treatment center for junior and senior high school age boys and girls, resulting from felony level behavior. The highest population of the facility was around 250 residents, with a typical level of 100 residents. The staff members were upwards of 140 at a maximum. Due to a substantial decrease in resident population, the facility closed in July 1999. The amenities of the subject property and area combine to make this an excellent opportunity for a wide variety of uses. The location offers a rural setting surrounded with mature trees, substantial lake frontage and easy access. The buildings are well-maintained, architecturally significant structures. The area offers tremendous recreational opportunities including excellent fishing, premier golfing (a Tom Lehman Signature Course is located approximately 1 mile away), and the 28-mile paved Lake Wobegon Recreational Trail.
